Helping People WHO NEED FAMILY GENEALOGY AND PROPERTY RESEARCH AFTER A FORECLOSURE SALE

About Us

Titan Genealogy & Property Research, LLC (TIGR Research) located in Houston, Texas is a company known for diligent work in providing individual, family and business entity related genealogy research and consulting services with quality and accuracy. TIGR Research consists of a team of business professionals with expertise in genealogy research, skip tracing, real estate, title, estate planning and heirship distribution. Whether it be the need to find a long lost relative, verify kinship or for legal proceedings, our services can provide the information necessary to achieve our client’s goals.

Area of Focus

TIGR Research places a keen focus on marketing its genealogy services for heirship distribution needs related to excess proceeds or overage payments for real estate transactions in which a Texas property has been foreclosed on due to unpaid taxes or association dues. Our Research Specialists (RS) consult with clients that have run into a wall with their research or that were unaware of the need for the information that TIGR Research provides for its clients.

The Texas Property Code Sec. 34.04
(Claim for Excess Proceeds)

states that (a) a person or business entity may file a petition in the court that ordered the seizure or sale setting forth a claim to the excess proceeds.  At the hearing the court shall order that the proceeds be paid according to each former owner of the property, as the interest of each may appear, provided that the former owner (1) was a defendant in the judgment;(2) is related within the third degree by consanguinity or affinity to a former owner that was a defendant in the judgment; or (3) acquired their interest in the property by will or intestate succession from the former owner that was a defendant in the judgment.  Consequently, your attorney will need to prove to the court that you and your family are the former owners or descendants of the former owners and calculate each owner’s percentage interest in the property.

This is where our Research Specialists and consortium of other specialized professional service alliances assist clients with packaging the necessary information to begin the recovery process.

We organize letters, photographs, diaries, deeds, news clippings, diplomas, and military and legal papers into a logical, labeled system. We work from your genealogical notes and records, as well as, extract relevant data from land records, affidavits, probate files and court case, just to mention a few. Our research helps our referral law firms identify the record owners and legal owners of the subject property foreclosed on. Likewise, we gather your family information such as obituaries, last will and testaments, as well as, gather deeds, property tax records and other necessary documents that properly identity former owners and their descendants who are legally and rightfully entitled to court distributions.

THE TIGR RESEARCH PROCESS

TIGR Research understands the complexities of locating historical data and documents that may span over multiple generations. We also know that some families know their heritage and some may not. That’s why we have developed a series of steps to identify what you may know and combined it with our research technology and experienced consultants to obtain the correct and necessary records to prepare the necessary documents that the law firm that represents you will need to successfully recover your family’s money held by a county court system.

Each professional genealogy research case is marvelously unique, depending on the place, time period, and availability of records. We can evaluate your specific case over the phone and give you an idea of what sort of results you can reasonably expect. We will share with you our ideas for a plan of action or an overview of our proposed genealogy research strategy. A free telephone consultation is our pleasure. Contact us today for your professional genealogy research needs.

We look forward to helping you find success in expanding your pedigree search results and we relish the challenge. We have at our fingertips millions of printed and microfilmed records for researching outside the scope of documents in each Texas County.
